A house that needs work is the last place in Toronto where a buyer can still create value. It is also where budgets go to die. The difference between the two outcomes is almost always the quality of the estimate done before the offer.

The expensive problems are the ones you cannot see

Cosmetic work is predictable. Structural and mechanical work is not. Knob-and-tube wiring, a failing sewer lateral, foundation cracks, asbestos in old insulation, and a basement that needs underpinning to reach legal ceiling height are the items that turn a fifty thousand dollar plan into a two hundred thousand dollar one.

Larger projects need a draw mortgage

If you are gutting the house, adding a storey, or building new, a construction or draw mortgage is the right tool. Funds advance in stages tied to completion, verified by an appraiser or a quantity surveyor on bigger files. Budget for interest during construction and a contingency of at least fifteen percent.

Protect yourself on the contractor side

Get three quotes with the same scope of work. Confirm WSIB coverage and liability insurance. Never pay a large deposit for materials without a written schedule of work, and hold back the statutory lien amount until the holdback period passes.
