Buying a Toronto home in winter: fewer listings, fewer rivals

Most GTA buyers wait for the spring market, which is exactly why winter can work in your favour. Inventory is smaller, but so is the crowd standing behind you at every showing, and the sellers who list in January usually have a reason to move.

Less competition on the good listings

Spring brings both more homes and far more buyers, and the ratio rarely favours you. In winter a well-priced house may see two or three interested parties instead of a dozen, which means conditions on financing and inspection are much easier to keep in an offer.

You see the house at its worst

Winter showings reveal drafty windows, ice damming, poor grading, cold basements, and heating systems working hard. These are expensive items and they hide completely in June.

  • Check for condensation between window panes
  • Ask the age of the furnace and when it was last serviced
  • Look at where roof and eaves ice builds up
  • Note how the basement smells and feels after a thaw
