How long does it take to sell a home in Toronto?

Days on market is the most quoted and least understood statistic in residential real estate. It is a useful signal, but only once you know what it counts and what resets it.

What the number measures

Days on market counts the days from listing to a firm agreement, not to closing. It resets when a listing is cancelled and relisted, which means a property can show a low number while having been available for months.

What actually drives the number

Price relative to comparable sales is the dominant factor, followed by presentation and property type. Condition, parking, and location within the neighbourhood explain most of the rest. Season matters less than sellers expect.

Watch the trend, not the month

One month of data in one neighbourhood is a small sample. Averages over a quarter, compared to the same quarter last year, tell you far more about direction than a single monthly print.

What to do if your listing goes quiet

No showings is a pricing problem. Showings without offers is a condition or presentation problem. Offers well below asking is a market feedback problem. Each one has a different fix, and diagnosing correctly saves weeks.

Is a low day count always good?
Not necessarily. A very fast sale can mean the price was below market. Compare the sale-to-list ratio alongside the day count.
Should I relist to reset days on market?
It resets the field but not buyer awareness. Address the underlying reason first.
